…There were four 2-bedroom/1-bath property sales in total over the past year. All of these had carpet on the main level - none had hardwood (one had parquet in bedroom). The range was $220,000 - $245,000.
- One sold for $220,000 and did not have a washer, dryer or dishwasher. It was originally listed too high ($245,000) in the winter (the slowest season), so it took a long time to sell.
- One sold for a net of $236,000 (that one had a dishwasher, and a washer, maybe a dryer)
- One sold for $237,000 - that had a dishwasher, but no washer/dryer
- One sold for $245,000 - that had a dishwasher, and a washer/dryer in the walk-in closet
If you’re looking to buy an Arlington Oaks VA condo, you should plan on paying a net sales price (sales price after factoring in any seller subsidy toward purchaser’s closing costs) somewhere between $200,000 and $215,000 for a 1-bedroom property. If the property is renovated and has an in-unit washer and a dishwasher, you should expect to pay toward the higher end of that range.
If you’re planning on buying a 2-bedroom/1-bath Arlington Oaks VA condo, you should expect to pay anywhere from the low $220,000s to the high $245,000s, again, depending on the level of renovations and upgrades, as well as whether or not he property has an in-unit washer/dryer and dishwasher.
