3 Beds 2 Baths VAPW2129718 MLS ACTIVE Status
Perched near the top of Bull Run Mountain, with views that reach toward Washington, D.C., 2090 Painter Court is the kind of home you picture when you dream of mountain living. Nearly 1,000 feet above sea level and surrounded by trees, this home is striking inside and out, with soaring ceilings, walls of windows, skylights and incredible natural light that make the outdoors feel like part of the home. The main living space is truly stunning. Sunlight pours through dramatic floor-to-ceiling windows, framing the trees and distant views, while the fireplace creates a warm focal point for colder months. Imagine watching fresh snow fall from the warmth of the living room, enjoying morning coffee as the mountain wakes up, or gathering around the dining table with friends while the view stretches out beyond the glass. The modern kitchen opens naturally to the living and dining spaces, creating a home that feels equally suited to quiet weekends and entertaining. Throughout the home, thoughtful updates complement the architecture rather than compete with it. The bathrooms have been beautifully updated with clean, contemporary finishes, while skylights bring even more natural light into the spaces. Step outside to the spacious deck and you’re surrounded by trees, privacy and the unmistakable feeling of being away from it all. Set on just under two acres, the property offers plenty of room to enjoy the outdoors, including a fenced section of the yard, while still preserving the wooded, private setting that makes mountain living so special. And despite the feeling of being tucked away, everyday conveniences aren’t far. Gas, groceries and Walmart are approximately 15 minutes down the mountain, Virginia Gateway is about 18 minutes away for additional shopping and dining, and Dulles Airport is approximately 40 minutes away. The setting and lack of an HOA also make this property an exciting opportunity for a short-term rental or Airbnb. With its elevated location, expansive views, privacy, spacious lot and proximity to Northern Virginia, it has the ingredients for a memorable mountain getaway while still remaining within easy reach of Washington, D.C. and the surrounding area. There’s no HOA here, but that doesn’t mean there’s no community. The Bull Run Mountain Civic Association hosts events throughout the year and offers a clubhouse for those who want to connect, while Painter Court itself has the feel of its own small community within the mountain. Neighbors know one another and look out for one another, offering a sense of connection that’s hard to find in a typical subdivision. Prefer privacy? Close the door, settle in by the fire and enjoy your own mountain retreat. With its elevated setting, dramatic architecture, walls of glass, abundant natural light, nearly two acres and extraordinary views, this isn’t simply a home with a view. It’s the mountain home you hoped existed this close to everything. Recent updates include a brand-new $40K private well, drilled with double casing to 503 feet deep in May 2026. Most homes on the mountain tap into the community well and receive a monthly water bill, making this property’s private well an important distinction. Additional updates include Trane HVAC (July 2011); water heater (2011); window gutter guards (October 2010); roof (July 2016); patio door (July 2012); refrigerator (June 2024); microwave (2024); and dishwasher (2017).

Things To Do In Haymarket

History buffs should consider houses for sale in Haymarket, VA, given its rich history. Here are some of the most popular places people like to visit:

Haymarket Museum

The Haymarket Museum is where you can learn about the history of the town. It's a story about a small town in the 19th century and the agricultural community that surrounded it. Known then as Crossroads, it slowly grew and became prosperous until the town was nearly destroyed in 1862 when Union troops set fire to the town. The town was rebuilt after the Civil War and many of its structures still remain today. The museum itself sits in the old Town Hall that was built in 1883 and used as both the town hall and schoolhouse.

The Old Post Office Building

Built during 1885, the old post office building first served as the Township Hall. In 1916, when it was bought by Albert Rust, the building was used as a drug store and was the main social point for many of the residents of Haymarket homes. It served milkshakes, sodas, ice cream, sandwiches and sundries. In 1933 it was used as the town's post office and remained that way until 1980. It has continued to be the home of different businesses through the years but the historical building has remained the same.

Thoroughfare Gap Battlefield

During the Civil War, Thoroughfare Gap became a battlefield between General Robert E. Lee's troops and Union soldiers. Lee's troops took stances on both sides of the gap and at the pass to stop Union soldiers from moving through it. You can find the ruins of Chapman's Mill, which sharpshooters used to defend the pass. There are also hiking trails to explore and markers along the route to mark historic events and sites.

Nightlife and Entertainment

While most houses for sale in Haymarket, VA, are in quiet suburban areas, you can still find restaurants, bars and entertainment all along Lee Highway, such as Bar Louie, Giuseppe's Italian Restaurant, The Farm Brewery at Broad Run, Jimbo's Grill, Rockwood Sports Bar, Out of the Blue Crabs & Seafood, and Outback Steakhouse. There is also the Haymarket Iceplex, Regal Virginia Gateway movie theater, and Moonflicks Outdoor Movies.

Haymarket, VA Real Estate Taxes

The amount that you pay for property taxes varies depending on the city and/or county that you are residing. In Prince William County, a county-wide tax rate is set each year, along with a special district rate. These funds are used to support public services, such as emergency volunteer operations, programs for stormwater management, and waste management. Tax rates are calculated as 100 dollars of assessed value. For example, if the value of your Haymarket home was $300,000 and the tax rate was $1.2075 per 100 dollars, you would pay $3,622.50 per year. Taxes are paid in two installments.
