Selling Your Home in Winter – Effective Pricing

The increased completion among buyers in the spring not only tends to drive higher prices for properties, but also increases the likelihood that a buyer will step up to the plate with a bid, even if the bid is substantially lower than the list price of an overpriced home. When there is increased buyer competition, buyers understand that there aren’t a ton of options, which increases their motivation to try to make a deal.

In the winter, buyers often have more properties to choose from, which makes them less motivated to spend time negotiating on overpriced properties, and this makes effective pricing all the more important. If you’re selling your home in winter, the goal should be to price it right around the price range of where comparable properties have been selling for, and not much higher.
