I was showing a lot of Alexandria homes to clients yesterday, so I thought I’d write a blog update on what’s been happening with home values in the subdivisions that I visited. All data below was pulled directly from the MRIS (comparable sales are referred to as “comps” and “net” refers to the net sales price of a property, which is the sales price minus any sort of seller subsidy toward a purchaser’s closing costs. Taxable living area refers to the amount of square footage above the basement):

Mill Stream 

Analyzing properties comparable to 3-bedroom/2-full bath/2-half bath townhome-condos with taxable living area around 2,000 square feet:

SOLD COMPS from past year - net of $446,900 - $459,500

- Only 2 sales in past year

-These were slightly larger units - 160 sq ft larger/slightly different model, but similar

RENTAL COMPS (3 bedroom like this unit)- $2500 - $2700

- One active unit listed at $2395

Woodland Hall at Cameron Station

Analyzing properties comparable to 2-bedroom/2.5 bath townhome-condos with taxable living area around 1,200 square feet:

SOLD COMPS from past year - net of $420,000-$424,500

RENTAL COMPS - $2450 - $2475
