Do the Eastview at Ballston and Westview at Ballston condos have good resale potential? I just got this great question from a buyer client, so I thought I’d write a blog post on the topic.

My client noticed that there always seem to be several properties for sale available at these two buildings, and she was wondering whether this meant that owners might have problems selling their properties.

I’ve been tracking sales at the East and Westview at Ballston Metro for a while, and these buildings, just like most condos in the Ballston area, are great for resale. Here are a few things to consider regarding turnover rate and resale potential in these buildings:
- These buildings have more 1-bedroom units than 2-bedroom units. As a general rule, turnover rate for 1-bedrooms in any community is higher, mainly because there is always an active market for people looking to sell their 1-bedroom condo and move up into a house, and there is always a market for first time homebuyers looking to buy a 1-bedroom. There are fewer 2-bedroom units in these buildings, so when they come up, it’s more of a rarity. Out of the combined 38 sales in these communities over the past year, 29 were 1-bedrooms.
