In this analysis, we’ll look at sales activity from the past 12 months. All of the data below was pulled directly from the MRIS, which is the multiple listing service that local Northern Virginia real estate agents use.

We’re going to be looking at Ashburn Farm townhomes that have taxable living area (above basement square footage) in the 1,300s. 

  • Over the past year, most of the net sales price (sales price after any seller subsidy) of these types of properties ranged from $333,000 - $375,000. Three properties closed in the $330,000s - from $333,000 to $339,000. 
  • One of them didn't have pictures, one of them needed some updating, and one of them was a bankruptcy and sold "as is". This explains in part why these properties sold toward the low end of this range.

  • During this time period, three more properties sold in the mid $350,000s - ranging from $355,000 to $356,400. All of these properties had an updated kitchen and/or baths (not necessarily both), and they generally had some wood flooring. 
  • Other than that, there was a property that sold for $375,000, which had updated kitchens/baths, which was definitely more of an outlier, and not really in line with the rest of the comps.
