As of the writing of this article, there were five condos for sale at the Brittany – all of them are two bedroom, two bath units, ranging in price from $300,000 - $325,000. Five condos are currently under contract – 3 one bedroom, one baths, and 2 two bedroom, two baths.
Here are all of the closed sales of condos at the Brittany from the past six months (this data is from the MRIS):
- 4500 FOUR MILE RUN DR #317 – this 1BR/1BA closed at $215,000 this month. This was a short sale, which means that the seller owed more than the home was worth. Short sales usually sell for less than market value.
- 4500 FOUR MILE RUN DR #1101 – this 2BR/2BA closed at $320,000 this month with a $6,000 seller subsidy.
- 4500 FOUR MILE RUN DR S #733 – this 2BR/1BA closed at $280,000 in December of 2013.
- 4500 FOUR MILE RUN DR #707 – this 2BR/2BA closed at $296,000 in October of 2013 with a $3,000 seller subsidy.
- 4500 FOUR MILE RUN DR #1016 – this 2BR/2BA closed at $325,000 in October of 2013.
As a buyer, you should expect to pay more than $215,000 for a 1BR/1BA unit (because, remember that this 1BR/1BA closing was a short sale), at least $280,000 for a 2BR/1BA, and at least $296,000-$325,000 for a 2BR/2BA. Depending on the condition of the condo in question, this price range could fluctuate, but at least this gives you a good idea of what to expect.
