Currently Listed Chantilly Single Family Homes for Sale
This Chantilly home market report analyzes the sale of single family detached homes (not condos or townhouses). Chantilly is currently in a seller’s market, as evidenced by the low level of inventory, which is at 2.75 months as of today, October 29th. Another piece of data that is reflective of the seller’s market is the average number of days on the market for homes in Chantilly. That number in September was 12, which was 68% lower than the average in September from the past 5 years, which was 37 days. A lower average number of days on the market often points to higher buyer demand. It’s also interesting to note that the average sale price of homes in Chantilly increased from $522,597 in August to $547,500 in September.
However, despite the strong seller’s market, closed home sales in September were down from August of this year. In August, there were 20 closed home sales in Chantilly, while there were only 8 closed sales in September. Also, the contract ratio (the number of homes under contract compared to active listings not yet under contract) for home sales in Chantilly was lower this September than the 5-year September average. It was .51 this September, compared to the 5-year September average of .56. Overall, a higher contract ratio points to market movement in favor of sellers, while a lower contract ratio points to market movement in favor of buyers. It’s still too early to tell, but it’s possible that this lower contract ratio could point to some slackening in the Chantilly seller’s market. This could also simply be due to a seasonal shift in home market activity.
