For today’s market snapshot, I’m going to cover Exchange at Van Dorn condos for sale, and I’m also going to analyze recent sales in this condo community. Keep in mind that although this market analysis reflects trends during a certain time period, my blog is updated daily with the most current listings on the market, so when you browse listings on this site, you’re searching the actual MRIS, our area’s local multiple listing service.
The Exchange at Van Dorn is a very popular garden-style condo community located in Alexandria. Residents enjoy the spacious one and two bedroom condos here, along with being centrally located close to a variety of transportation routes. The Exchange is actually located within a 15 minute walk of the Van Dorn Metro station. I do a lot of business in this community – I’ve helped two buyer clients purchase condos here in the past couple of months.
Exchange at Van Dorn Condos Currently for Sale
There are currently three Exchange at Van Dorn condos for sale - all two bedroom, two bath units ranging from $299,000 – $310,000. There are currently two three condos at the Exchange that are under contract – two of those three are actually my clients.
There have been six sales of Exchange at Van Dorn condos over the past three months (this data was pulled from the MRIS):
- 4862 EISENHOWER AVE #0159 – this one bedroom, one bath condo was originally listed at $220,000 and sold for $212,500 in December 2013.
- 4850 EISENHOWER AVE #425 – this two bedroom, two bath condo was originally listed at $259,000 and sold for $259,000 in December 2013.
- 4852 EISENHOWER AVE #340 – this two bedroom, one bath condo was originally listed at $274,000 and sold for $260,000 in January 2014.
- 4860 EISENHOWER AVE #176 – this two bedroom, two bath condo was originally listed at $295,000 and sold for $297,500 just a few weeks ago.
- 4860 EISENHOWER AVE #476 – this two bedroom, two bath condo was originally listed at $295,000 and sold for $295,000 in January 2014.
- 4850 EISENHOWER AVE #206 – this two bedroom, two bath condo was originally listed at $312,000 and sold for $308,000 in December 2013.
As you can see, the one bedroom that sold in the last 90 days went for just over $212,000 and the two bedrooms ranged from $259,000 to $308,000. With regard to two bedroom condos, the units with more square footage, more upgrades, and two baths (not one bath) sell for higher prices.
