Fairdale Homes for Sale
Last week, I showed some buyer clients a home in Fairdale and did some research on recent sales activity in the area, so I decided to write about my findings on my blog. Fairdale is a subdivision in Annandale, located close to where Little River Turnpike intersects Columbia Pike.
There is currently only one home for sale in Fairdale – it’s a 6 bedroom, 3.5 bath colonial priced at $649,900. Inventory is very low in this subdivision on a regular basis – homes don’t go on sale here very often. There were only two other sales of 5 or 6 bedroom Fairdale homes over the last 9 months (this data was pulled from the MRIS):
- 7205 SIPES LN – originally listed $760,000 and sold for $725,000 in June 2013 with a $12,687.50 subsidy.
- 7209 PINE DR – originally listed at $649,888 and sold for $625,000 in July 2013 with no seller subsidy.
7209 Pine Dr. looks to be around the same size as the Fairdale home that’s currently on the market, with one less bedroom. The average days on the market for homes in this area was only 55 days in December. The home in Fairdale that is currently for sale has been on the market for 149 days, much longer than average. Even in this less active, winter market, well priced homes are typically selling in the first few weeks, so despite that fact that the comparable sales above present a case for this listing’s asking price, the property is still overpriced, in my opinion.
