All of the data below was pulled directly from the MRIS:

- There is currently one property that has around 1240 square feet that’s under contract - It was listed at $274,900.

- sold in 3 days. It had granite counters and stainless appliances.

- Net sales prices (sales price minus seller subsidies) of these types of Fairmont condos over the past year have ranged from $267,000-$275,000:

  • $267,000 – sold in the winter – fairly outdated, but new paint and carpet
  • $269,000 – sold in the winter, 1st floor, updated kitchen, new appliances, new laminate flooring
  • $275,000 - 1st floor, updated kitchen and baths, new appliances, fresh carpet and paint
  • $275,000 - 1st floor, semi-updated kitchen (older appliances), fresh carpet and paint

See All Closed Sales of Properties in Fairmont From the Past 12 Months

Closed sales of the slightly smaller Fairmont condos from the past year have had net sales prices of $252,000-$272,500, with most selling for $265-$270,000 or more. The lowest sale was in the winter, and the highest sale was a spring sale of a more updated unit.

Closed net sales prices of the larger, 2-level Fairmont condos from the past year have ranged from $269,000 (winter, and seemed like an anomaly) to $309,000. Most sell for around $280,000-$290,000.

If you’re thinking of buying a condo in this community that has around 1240 sq. ft., you should expect to pay somewhere in the high $270,000s for an updated property with a good number of upgrades, such as a renovated kitchen and renovated bathrooms. For a less updated unit that is in good condition and shows well, you should expect to pay somewhere in the $260,000s.
