The unit he was interested in is a two story, 3 bedroom, 2 bath townhouse style condo that is currently listed for $325,000.
Currently Listed Gates of Fair Lakes Condos
In preparing the market analysis, I pulled up recent comparable sales of Gates of Fair Lakes condos. There were three closed sales of comparable condos over the past six months:
- 12848 Fair Briar Ln. – originally listed at $334,900 and closed on July 29, 2013 at $335,000 with no seller subsidy.
- 12789 Fair Briar Ln. #00 – originally listed at $345,000 and closed on August 2, 2013 at $333,000 with a $500 seller subsidy.
- 12841 Fair Briar Ln. – originally listed at $355,000 and closed on October 1, 2013 at $350,000 with a $5,000 seller subsidy.
The Gates of Fair Lakes condo that my client was interested in is currently a little overpriced. The most relevant recent comparable sale from this community was 12848 Fair Briar Ln., which sold for $335,000 in July with no seller subsidy. That was the only other 3BR/2BA condo in the subdivision that sold in the last 6 months. The two other 3BR condos that sold recently (12789 Fair Briar Ln. #00 and 12841 Fair Briar Ln.) were bigger and had 3 baths.
