Evaluating your home inspection list Part 2

This is the second post in a blog series on how to evaluate your home inspection list. You can read Part 1 here. In this post, we’ll discuss what sellers typically agree to in inspection negotiations.

Your Home Inspection List - What Will Sellers Usually Agree to Fix?

A seller’s willingness to address items depends on a number of factors, including how good of a deal they feel they are already giving you on the property. It also depends on whether you’re currently in a seller’s market or a buyer’s market.

If you’re in a strong seller’s market and you present the seller with an unreasonably long list of demands, the seller might just throw up their hands and refuse to negotiate with you, especially if they have a strong back-up offer. The reason is that in a seller’s market, they know they can find another buyer who will be more reasonable in their home inspection repair demands.

If you’re in a strong buyer’s market, the seller will probably be more open to addressing a lot of the concerns on your home inspection list, since they won’t want to lose the sale and will be concerned about the prospect of finding another buyer.
