I recently prepared this market analysis for some buyer clients who are interested in a 2 bedroom, 2 bath condo in Gray's Pointe, a charming condo community in Fairfax, Virginia. The condo they're interested in is priced at $249,900.
There were only two sales of 2BR/2BA Gray's Pointe condos over the past six months, so I expanded the search to the previous nine months and came up with more data. Since my clients are interested in purchasing this condo as an investment property, I also researched recent rental activity. There were only two closed rental transactions of 2BR/2BA Gray's Pointe condos over the past six months, so I expanded that search to the last nine months as well, which turned up more data. Keep in mind that in any real estate market, the newer comparable sales activity is more relevant than the older activity.

These two closings happened in the last 6 months, making them the most relevant:
- 12896 GRAY'S POINTE RD #C – this unit was listed at $235,000 and closed August 2013 at $237,000 after being on the market for only 8 days.
- 4056 GRAY'S POINTE CT #A – this unit was listed at $239,990 and closed December 2013 at $235,000 with a $1,500 seller subsidy.
