There was also a bank owned property that closed for a net of $575,000 in the winter. It was an "as-is" sale that was listed as needing work. The kitchen was not updated. Bank owned properties typically sell for under market value.

Also, going back farther than 6 months, there was another standard sale that closed for $585,000 with a $7,000 seller subsidy. This was the same smaller model as the $635,000 net property, so it seems like kind of an odd anomaly.

In my opinion, the two larger properties that are currently on the market in the Grove at Huntley Meadows are overpriced. There’s no doubt these are the largest models with the largest lots in the subdivision, but not by a ton compared to other recent sales. If this were the height of the spring market, perhaps the level of buyer demand could sustain these prices, but things are starting to slow down a bit as we get closer to the fall market.

If you are a home buyer who is looking for a 4 or 5-bedroom, large Grove at Huntley Meadows home, you should probably expect to pay a net sales price (sales price in addition to any seller subsidy) of somewhere in the $650,000s.
