In the last article in this series, we discussed how condo ownership differs from home ownership. As a condo owner, you own everything “walls-in” that you see inside your unit.

The reason why condo owners are not responsible for maintenance outside their units is because hallways, building exteriors, outdoor walkways and gardens, parking lots, etc. all fall under the category of common areas. A condo’s common area is maintained by the condo association. The condo association manages a budget for keeping up the condo building, and the budget is funded by condo fees that condo owners pay every month.
