How to Buy a Condo – What’s the Difference Between Condo and Home Ownership?
The first thing to take into account as you begin your Northern Virginia condo search is how owning a condo differs from owning a home. With home ownership, you are responsible for the maintenance of both the interior and the exterior of the property. This includes your yard, your roof, windows, outside painting, exterior repairs, etc.
When you buy a condominium, on the other hand, you are generally only responsible for what you see inside your actual unit (keep in mind that this can vary somewhat, depending on the rules in your specific Northern Virginia condo community). This is why condo ownership is often referred to as “walls-in” ownership – you’re responsible for maintaining anything that you can see that is inside your unit. This includes the drywall covering the studs in the walls of your unit, the pipes that you can see in your unit, your floors, etc. Windows are often the individual condo owner’s responsibility as well, although they are sometimes the responsibility of the condo association.
