How Do Condos Work – What Else to Look for in the Condo Documents 

3) Are there currently any lawsuits against the condo association?

4) Are there any special assessments on file? (A special assessment is when a community-wide maintenance project becomes necessary and the condo association has to assess a certain fee from each condo owner). Generally, it’s just a good idea to make sure that there are not currently any special assessments on file.

5) Do the documents list any condo unit deficiencies that have to be corrected? For instance, are there any repairs that the condo association has mandated for the specific unit you’re purchasing that haven’t yet been completed?

6) Does the condo association have any particular rules regarding certain types of renovation work that you can or cannot do in the unit you’re purchasing?
