Hyde Park is located in a great location in Arlington, VA close to Orange Line Metro stations. In this community, you’ll find studio condos, as well as one, two, and three bedroom condos.

When looking over closed sales data in any neighborhood, the most important thing is to look at the net sales price, which is the sales price minus any seller subsidy. (Buyers sometimes negotiate to have the seller pay some or all of their closing costs, which reduces the seller’s net proceeds from the sale).

In the last nine months, the net sales prices of studio condos in Hyde Park ranged from $206,000 to $220,000, 1-bedroom sales ranged from $278,390 to $325,000, and 2-bedroom sales ranged from $450,000 to $500,000.

Hyde Park condos vary in size quite a bit, especially with regard to the 1-bedroom and 2-bedroom units. For instance, it’s common to find 1-bedrooms that are anywhere from around 900 square feet to around 1,200 square feet, and it’s common to find 2-bedrooms from around 1,400 square feet to around 1,700 square feet. This size fluctuation definitely has a lot to do with whether a property sells for the lower or higher end of the price ranges I mentioned above. Another important factor to consider is whether or not a unit has a lot of upgrades, like hardwood floors and a renovated kitchen and bathroom. This definitely has a huge impact on the value of a Hyde Park condo.

If you’re planning on buying a Hyde Park condo, you should plan on paying in the low $200,000s for a studio, from the high $200,000s to low $300,000s for a 1-bedroom, and from the mid $400,000s to low $500,000s for a 2-bedroom. Again, the price you pay will largely be determined by the size of the unit, as well as whether or not the unit is renovated.
