There are currently two 1-bedroom condos for sale in this community, both listed for just under $260,000. Sold comps of standard 1-bedroom sales from the past 6 months range from $247,000 - $257,000 (net). Both of these were smaller units (more than 100 sq feet smaller).

One of the comps is a flip - an REO that closed for $163,000 in March (needed lots of work), renovated and sold for $247,000 in July.
Sold comps of standard sales from the past year range from $232,500-$259,900. Three of the sales were in the $250,000s, so the $232,500 looks like an anomaly (it also closed in the slower winter season).
There is also one 1070 sq ft unit currently under contract. It was listed at $252,500 and went under contract in 10 days.
Overall, both 1-bedroom units that are currently for sale appear to be decently priced, but one has been on the market for 73 days and one for 23 days, so neither one is new on the market, and it will be interesting to see how much they end up selling for.
