Home Sale Contract to Closing – Taking Care of Home Inspection Repairs Properly
…If you’d like to avoid a big headache after the home sale contract, right around the settlement time, please don’t choose to just take care of the repairs yourself or to hire a handyman who’s not licensed to do this kind of work. A good buyer agent will ask for receipts showing that all of the repairs were completed in a satisfactory manner.
When you hire workers to take care of the repairs, have them prepare receipts that go into detail regarding each specific repair that was completed. Don’t just accept a receipt that says “electrical work completed” or “work done in the kitchen”. Buyers want to see that each repair that was agreed to has been completed.
This simple task eliminates a lot of confusion after the home sale contract, at settlement. Not detail oriented? Become temporarily detail oriented and make sure every repair is taken care of per what was agreed to after the inspection. Not being stressed out after your home sale contract and before settlement is worth this extra effort. Buyers take all of this stuff very seriously, and any repairs that are overlooked could delay or possibly jeopardize your closing.
