Getting a Home Inspection Before Selling – Removing Opportunities for Homebuyers to Renegotiate the Sales Price

Did you know that some homebuyers in Northern Virginia use the home inspection negotiation as an opportunity to renegotiate the sales price? It might sound sneaky, but it happens all of the time, and it’s good to be prepared for it. Getting a home inspection before selling preemptively counters this particular strategy.

Why does this sort of renegotiation happen? Sometimes, especially in this competitive Northern Virginia real estate market, buyers find themselves in competition with other buyers for a home, and they are forced to pay more for the property than they want to. They get to the home inspection and when the inspection report reveals a laundry list of deferred maintenance items, they become concerned about spending even more of their money on the repairs. Then, they use this as an opportunity to get the seller down on price or to get the seller to give them a sizable seller subsidy toward their closing costs.
