Home Inspection Before Selling – Strategy for Countering Savvy Homebuyers
Regardless of whether or not some home buyers spontaneously use the inspection as a way to renegotiate the contract sales price or they’re strategically doing this right from the beginning, the easiest way to counter this strategy is to get a home inspection before selling. After the inspection, you can go over the list and fix the deferred maintenance items before a buyer has a chance to try to ask for credits toward fixing them.
A Northern Virginia real estate contract’s inspection addendum calls for any work that’s agreed to between the buyer and seller to be performed by a person licensed to do that particular work. Long story short, it could get pricey to hire licensed plumbers, electricians, etc. to do these kinds of repairs. One benefit of getting a home inspection before selling is that you’re able to fix some of these items yourself and perhaps hire just a handyman to fix other items, which could save you a lot of money in the long run.
