…I've noticed this stubbornness in several of my buyer side negotiations over the past several weeks - with sellers countering offering aggressively, even over just a couple thousand dollars. With this in mind, assuming a property is not considerably overpriced, a good offer strategy is to go in low enough that you have a chance of knocking a chunk off the price, but high enough that a seller wants to negotiate positively with you.

Over the past 6 months, sales of 600+ square foot units with enclosed balconies ranged from $340,000 to $346,000. However, there were two higher sales of top floor units that did not have enclosed balconies ($356,000 and $370,000).
