
The View at Ballston Metro has a lot of different types of condos, with one and two bedroom properties that vary in terms of size and features. This article will focus on recent sales of one bedroom condos that have between 600 and 700 square feet (this number doesn’t include extra finished sunroom space that some units have). This will give you a good idea of what you should expect to pay for these types of units in the current market.

I did an analysis of units with 600+ square feet and enclosed balconies over the past 6 months, and over the past year. In any area, spring is generally the highest selling time of the year, with the most sold inventory, and the most buyers seeking housing. Because of this, sales in the spring and heading into the summer are generally the highest. Sales generally go down in the less active winter months, and start to rise again in the spring. Since we are in the very early spring, many of the sold comparable sales we're looking at are from the lower selling winter months. However, since sellers know the spring is coming, they are most likely expecting to get sales prices closer to spring than winter right now.
