Who is the selling agent in a Northern Virginia real estate transaction? Real estate terminology can be a bit confusing, so I thought I’d write a blog post on this topic. The term “selling agent” is a little counterintuitive, since it sounds like the agent who is listing the home should be considered the selling agent, right? In fact, the seller’s agent is called the listing agent, and the “selling agent” is actually the buyer’s agent.

Who is the Selling Agent, and What do They Do?

The real estate industry refers to a buyer’s agent as the selling agent because they “sell” the home. In my opinion, this terminology is a bit dated. I think “buyer’s agent” is a much better description, mainly because when you think of an agent “selling” their buyer client on a property, this conjures up images of a high pressure salesman, and I think the best real estate agents aren’t really salesmen as much as they are consultants.

I work with lots of buyers clients, and I pride myself on going out of my way to make sure my clients never feel pressured at all. A buyer knows when they see the right home – they don’t have to be led to that conclusion, and in many ways, it’s kind of insulting to buyers to suggest otherwise.

Who is the Selling Agent? A Good Adviser.

A good buyer agent provides great service helping their client find the right home for their needs. This involves extensive property research, being available to show properties, providing good counsel regarding real estate contracts, negotiating the best deal possible for the client, and helping to make sure their home buying process goes as smoothly as possible.

Who is the selling agent who will best suit your needs as a Northern Virginia home buyer? Look for a hard working agent who will patiently and tirelessly work to help you through one of the biggest financial decisions you’ll ever make.

So, who is the selling agent? They should be someone who not only works hard to help you reach your real estate goals, but who also goes out of their way to help you feel comfortable during this process.
