Getting a home appraisal before you sell Part 1

Getting a home appraisal isn’t an option when you buy a home, at least not if you get a loan. Your lender always requires that you get an appraisal, and you pay for it. Even if you make a cash purchase, I always recommend getting an appraisal, but that’s a subject for another article.

Okay, so we know buyers always get appraisals, but what about when you sell your home? Getting a home appraisal before you list your Northern Virginia property for sale is actually a great idea.

Getting a Home Appraisal – The More Information You’re Armed With, The Better!

By doing a comparable market analysis of your property, a real estate professional will be able to give you a very good idea of your home’s market value. This will be a lot more accurate the instant home value quotes you may have already gotten on various home search websites

However, a real estate agent isn’t an appraiser, and good appraisers assess fair market value every day in their working lives. If you were getting ready to sell your home, wouldn’t you want to learn as much as possible about the factors that are currently affecting your home's value? This knowledge will help as you price your home and get ready to tackle those home improvement projects you’ve been putting off for a while. It will also give you a good idea of which projects are worth the time and money to take care of, and which ones you should forget about.
