Analysis of Recent Sales at Woodlake Towers Condominium

This market update focuses on sales from the past six months. All sales data in this article is from the MRIS.

  • There were two sales of studio condos in this building from the past six months. One was a bank owned property that sold for $92,500 and one was a standard sale for $114,000. One studio condo is currently on the market for $139,900.
  • It’s important to remember that bank owned properties are often fixer-uppers, and they tend to sell for under market value, sometimes way under market value.
  • During this time period, 1-bedroom unit sales at Woodlake Towers Condominium ranged from 138,000 with a $500 seller subsidy to $162,000. There is also a 1-bedroom short sale currently under contract after being listed at $130,000. 
  • Short sales typically sell for under market value, take a long time to close (often 3 – 6 months or more), and are often in bad shape.
  • 2-bedroom sales during this time frame ranged from $186,250 with a $1,250 seller subsidy to $212,526 with a $1,000 seller subsidy. Most of these properties had two bathrooms.
  • There was also one 3-bedroom sale during this time, and it closed in October for $230,000.
