Finding the right home can sometimes be a long process that tries any home buyer’s patience. I’m always the first to tell my buyer clients they should never settle for a property they don’t like as much simply because they’re getting tired of looking. There are enough homes out there that you should be able to find the right one sooner or later. That said, unless you have unlimited resources, you might have to compromise on certain aspects of your search criteria.

There is an old saying in the real estate world: “Price, location, condition… Pick two.” This doesn’t mean that you can’t get a great deal on the home of your dreams. It simply means that it’s very difficult to find a home in your favorite location that is in perfect condition, has all the renovated design elements you love, and has a fantastic low price tag. If you are on a budget, and you want to find the right property, you might need to compromise on certain things that you’re looking for, especially in a real estate market as competitive as the one in Northern Virginia.

As you begin your home search, it’s important to create a list of property features that are important to you. For instance, do you want a completely remodeled home, or could you live with certain parts of a home being renovated and certain parts being a bit outdated? Is it important that the property is in a certain neighborhood or community? How many bedrooms and bathrooms are you looking for? After you come up with this list, it’s good to divide your home search criteria into two different categories: things that you absolutely must have and things that you would like, but are not deal breakers. Depending on how many properties are available in your price range, it’s usually this second category that you might have to be flexible on. Of course, if there are a lot of options available in your price range, you might not need to compromise at all to get a property that you want.

Overall it’s simply a good idea to keep in mind that if you have a certain budget and you’re looking for a home in a community that is very popular, you might not get every single thing that you want in a home, and this type of compromise isn’t bad at all. It’s simply being practical enough to recognize how to get the things that are most important to you at the price that you want.
