I got this question from a new client the other day, so I thought I’d write a blog post about it. The answer to this question depends on what kind of warranty we’re talking about. A warranty for the property’s structure (i.e. foundation, roof, walls, etc.)? Or a standard home warranty that covers appliances, systems, etc.?
Buyer Home Warranty – What Types are Common in Virginia?
In Virginia, there generally aren't any comprehensive residential home warranties that transfer with the home, unless you're buying new construction. However, sometimes a roof or other systems in the home will have a transferable warranty that conveys with the purchase of the property. This totally depends on the company that the roof, etc. was purchased from and whether they offer this sort of transferable warranty.
Other Ways to Protect Your Investment in Your Home
Whenever my clients make offers on homes, I always put in writing that the seller will pay for a standard residential home warranty for the buyer for the first year of ownership. Home warranties are great, because they cover your appliances, plumbing, electrical system, heating and air conditioning, etc. in case something breaks down. It’s also important to understand the differences between homeowners insurance and home warranties.
