Home Appraisal Tips - Minimizing the Chances of an Appraisal Problem

…You should hire a listing agent who goes out of their way to back up the sales price of the property when it comes time for the appraisal. What does this mean? Your agent should meet with the appraiser when they come to the property to do their analysis. Most listing agents don’t take the time to do this, but it’s a very important way to reduce the chances that your property will have an appraisal problem.

I meet with appraisers and give them detailed packets of information that help back up the sales price of the properties I list. The packet includes well-researched comparable sales, the tax record of the property, a detailed list of property upgrades and any other property features that add value to the home, cover sheets of any other offers received on the property, and information about similar properties that are under contract but haven’t closed yet.
