The Termite Inspection Cost is Separate from the Cost of the Termite Treatment
The payment of a termite inspection cost is always a negotiable item in Northern Virginia real estate contracts, unless the buyer is getting a VA loan, in which case the seller must pay for the termite inspection. In cases where there’s a conventional or FHA loan, it’s most common to see the buyer pay for their own termite inspection, which costs around $30 - $50.
In Northern Virginia, regardless of the type of loan the buyer is getting, if any termite activity is found, the seller is obligated to pay for the termite treatment, and they’re also obligated to repair any damage that was caused by the termites. The exception to this rule is when there is an As-Is sale, and the buyer and seller agree to waive the normal requirements regarding termites in the contract. In that case, the buyer would have to pay for both their own termite inspection cost and any necessary termite treatment before closing.
