Rental Comps
- The price range of closed rentals for 700 sq. ft. units was from $1,300 to $1,395.
- The price range of closed rentals for 564 sq. ft. units was from $1,200 to $1,350.
Analysis
The average days on the market for the 1-bedroom sales was 43 days. There are three 700 sq. ft. 1-bedroom Penderbrook Square condos currently on the market. Two properties have been on for 38 days and the third for over 80 days. The two properties that have been on for a shorter amount of time don’t appear to be badly priced, based on how these units’ features compare with the other sales, especially since the highest comparable sale was a ground floor unit (ground floor units often sell for less than upper floor units in condo communities). However, they’re still priced at the high end of the range of comps, and we’re entering a seasonally slower time in the market.
