This analysis will focus on sales of one bedroom condos in this Penderbrook community from the past 12 months. The two common 1-bedroom models in this community have 700 square feet and 564 square feet.

Sales Activity

The net closing prices (sales price after factoring in any seller subsidy) of 700 sq. ft. units ranged from $176,000 to $189,300. The highest priced sale was also actually a ground unit, which is a little unusual, considering ground floor units often sell for less than upper floor units.

The net closing prices of 564 sq. ft. units ranged from $164,000 to $178,500.

There were also a few short sales during this time. Closing net sales prices of 700 sq. ft. short sales ranged from $156,000 to $170,000, and there is currently one 564 sq. ft. Penderbrook Square condo under contract after being listed for $145,000. We’ll likely know the closing price of that unit in the next few months.
