Home Sale Contract - Challenges After the Home Inspection that are Easy to Avoid
After the home sale contract, as a result of the home inspection repair negotiations, you’ve likely reached an agreement with the buyer of your property regarding certain property repairs that you’ll take care of before settlement. Perhaps this agreement included a monetary credit you’ve agreed to in lieu of certain repairs. That’s great if that’s the case, as credits are always easier than repairs.
If you have agreed to take care of certain actual repairs, it’s important to remember that those repairs have to be completed by a person licensed to do the work performed. This is always a contractual requirement in Northern Virginia, unless otherwise agreed to in writing with the purchaser. It’s also a requirement that receipts for the repairs be delivered to the purchaser before Settlement, at their request.
