Selling and Buying a Home – Do You Need a Home Sale Contingency?

When selling and buying a home, the most important thing to find out from your lender right away is whether or not you have to sell your home in order to qualify for a new home that you’re buying. This will depend on how much cash you have on hand for a down payment on the home you’re buying, as well as what your debt-to-income ratio looks like. If you can’t qualify for both mortgages, you’ll need to discuss  a strategy with your real estate agent, since this will mean that you’ll have to use a home sale contingency with any offer you make on a new property.
