Selling Your Home in Winter – When The Colder Season is More Active Than Usual
Have you ever wondered what happens if an inordinately large number of homeowners decide to put off selling their home until the spring? Often, the spike in sellers listing their properties is absorbed just fine by the increased demand from more buyer activity. However, sometimes so many sellers hold off on listing until better weather arrives, that this affects the winter inventory in a positive way for sellers.
An easy way to spot this kind of phenomenon is to ask your agent about the average days on the market and the absorption rate in any given area on a month-to-month basis. If the average days on the market is lower during a winter month than it typically is, that means that the winter market has become a bit more balanced than usual and is no longer leaning toward being a buyer’s market. In this type of situation, selling your home in winter becomes an even more attractive proposition. Your real estate agent should be able to describe this seasonal shift in the inventory of homes for sale, and how it will affect your pricing strategy and negotiating position as a Northern Virginia home seller.
