In today’s real estate market, everyone has access to the same market data online. All anyone has to do to get a good idea of a property’s fair market value is to look for similar home sales in the exact subdivision or immediate area from the past six to twelve months. Sure, a real estate agent can do this faster with their industry software, but anyone can look this information up.
What happens when everyone has access to the same data? The market does its job. As long as a home doesn’t have any big issues, it’s in good condition, and shows well, people will pay what the property is worth. And the numbers never lie. It’s literally the same concept as shopping for any other commodity on the open market.
