Tips on Home Buying - Just because a seller has a lot of equity in their property doesn’t mean they’ll take less on the sale.

As you get ready to make an offer on a Northern Virginia home, it can be useful to compile as much data as possible about the property you’re interested in, such as its tax assessment, the last time it sold, how long it’s been on the market, and an estimate of how much equity the seller has. All of this information can sometimes help paint a picture of the seller’s level of motivation. However, regardless of how motivated a seller is, chances are they have a good idea of their home’s fair market value, and this is the number they’re looking to receive when they sell.

As you’re putting together an offer strategy, sometimes it can be tempting to think that since a seller has a lot of equity in their home, they’ll be more flexible on the price. This might be true if their home is a fixer-upper, or if it’s clearly overpriced. However, if the home is well priced, a seller doesn’t feel the need to be flexible.
