How to Sell a Home for Top Dollar in Northern Virginia – Make it Easy for Buyers to Schedule Showings

…When I’ve scheduled showings for my buyer clients, I’ve seen listings that say things like “No showings from 1-8PM on Tuesdays and Thursdays, no showings on Saturday mornings from 10AM – 2PM,” etc. These types of scheduling stipulations can literally drive the price of your home down by thousands of dollars. Sound like an exaggeration? It’s not. The fact of the matter is that buyers who would have been able to come see your home during those restricted times have moved right past your listing and are spending their money on your competitors’ homes. The number of days on the market for your listing will start to rack up, and new buyers will say things like “Why is that home not selling?” and “Something must be wrong with it…”

If you’re thinking of how to sell a home, and you know that you’re going to have to have a lot of restricted times for showings, it’s best to just wait to put your home on the market until your schedule can accommodate more showings.  Is it fun having your schedule disrupted with a half hour or an hour’s notice when a buyer wants to come see your home? No, it’s annoying. But every time that happens, just picture the dollar signs, because your home will sell for a lot more money in a lot less time.
