Wondering how to sell a home for top dollar in Northern Virginia? It requires more than good marketing and effective pricing. It requires that your home be seen by the most buyers possible. What does this mean for you, the seller? You need to accommodate as many showings as possible, even if a buyer gives you shorter notice than you’d like.
How to Sell a Home for Top Dollar – If Your Home Isn’t Available for Showings, It’s Not on the Market
I’ve worked with a lot of buyers and lot of sellers, and if there’s one thing that’s true about buyers, their lives are just as busy as sellers’ lives. Many times, they don’t know what their schedule is going to be like several hours in advance, let alone 24 hours in advance.
Often, my buyer clients will call me with several properties they want to see later in the day. If one of the properties requires 24 hours’ notice, that property won’t be on our showing itinerary for that evening. Do you think that buyer will try to schedule another showing for the property later on in the week? Maybe, but it’s likely that they won’t, unless it’s an amazingly renovated showpiece that they just can’t get out of their mind. Most likely, the buyer will move on and make appointments for other properties.
