Sometimes, it’s good to look at all detached homes sales activity, just to give you a good overall idea of what's been happening. However, since we’re focusing mainly on Cape Cod and Colonials in this analysis, we won’t pay as much attention to sales of ramblers. It's also important to focus on taxable living area (above basement square footage) and total square footage after finished basements.

Many of Tremont Gardens homes that have sold over the past year were not similar to 3004 Strathmeade at all, which makes it important to look a little farther out of the subdivision. Two of the interesting higher property sales nearby during that time were 3027 Fenwick (1,430 above basement square footage and 4-bedrooms/3-baths) and 2926 Stuart (1,506 above basement square footage and 4-bedrooms/3-baths). 3027 Fenwick was very close by and closed for $560,000 in May of this year. 2926 Stuart is fairly nearby as well - it closed for $575,000 with a $1,200 seller subsidy back in May of this year.
If you’re looking for a 4-bedroom/3-bath Cape Cod or Colonial, in or around Tremont Gardens, you should expect to pay somewhere from the low to high $500,000s, depending on how renovated the property is, and how many upgrades it has.
