What is a Listing Agent? What Else Should a Good Agent be Doing to Help Your Home Sale go as Smoothly as Possible?

  • Advising you on effective pricing to attract the most buyers possible.
  • Marketing your home’s listing across a wide spectrum of marketing channels.
  • Providing you with in-depth real estate contract knowledge, and therefore being able to help protect your interests when you are presented with offers with varying terms.
  • Vetting a potential buyer’s financial qualifications by contacting their mortgage lender and making sure that their income and assets have been verified.
  • Effectively negotiating a contract on your behalf.

What is a listing agent, and what are the differences between a full time and part time real estate professional? 

  • Staying on top of contractual deadlines and holding the buyer’s side accountable when deadlines are not being met.
  • Advising you on good home inspection negotiation strategies when you are presented with a list of the buyer’s repair/credit requests.
  • Meeting the appraiser at the property and giving them an in-depth packet of information that backs up the sales price of the property. Very few agents do this, but it helps minimize the chances of an appraisal problem.

So overall, exactly what is a listing agent? Well, a good listing agent’s responsibilities should involve a lot more than just putting your property up on the MLS.
