Getting a Home Appraisal vs. a Regular Comparable Market Analysis

Effective home pricing is an art, rather than a science, and therefore it can never be perfect. There will always be a range in recent sales prices of comparable properties near your home. Your real estate agent should be able to give you good advice on where in the range to price your property, but getting a home appraisal is always a good idea as well.

An appraiser will generally be able to prepare an even more exhaustively researched analysis of value, which will help as you decide on a list price for your home. If the appraisal report is good news, you can use it as “ammunition” for your marketing. For instance, your listing agent can leave a copy on the coffee table so buyers can see it as they walk in to visit the property. It will help back up the list price of the property. If the appraisal is bad news, you can still feel free to try to get a higher price for your home, but at least you know in advance that there’s a good chance your home will sell for less.
