Tips for Home Buying – Sellers of Vacant Homes Aren’t Necessarily Desperate
…Investors don’t get to the point where they own investment properties by making foolish decisions with their money. They care about their return on investment. If they feel like selling their property at a certain price won’t result in a good return on their investment, they might just turn around and rent out the property again.
People who have the cash and income to support two mortgages while putting a hefty down payment on a new home are usually in a good place financially and can afford to wait for the right offer to come along on the home they’re selling. Buying a new home before selling your home is a smart strategy way to avoid a home sale contingency in order to bring a more competitive offer on the home you’re buying.

The bottom line is that just because a home is vacant and a seller has “moved on” doesn’t mean the seller is desperate to sell. If anything, you could make the case that a seller of an occupied home is more motivated to sell, since often they aren’t in a position to get into a new home until they sell their current home.
