Your final walk through typically happens a few days before settlement as a home buyer in Northern Virginia, or perhaps on the day of the actual settlement. It usually takes around 30 minutes.
What’s the Purpose of a Final Walk Through?
It’s a time for you and your agent to go through the property and to make sure that everything is in substantially the same condition as it was when you saw the property during your home inspection. This is also the time to confirm that the seller has taken care of all of the inspection repairs that were agreed to after your home inspection.
Does a Home Have to Be in Immaculate Condition?
Virginia real estate contracts call for a home to be in “broom clean” condition for a final walk through, free of trash and other debris. However, this is one key difference from what you might have encountered a lot in the past as a renter. Often, when you move into a new apartment, the landlord paints and makes everything look fantastic, cosmetically.
