Recently, I got a question from a client about Carlyln Place condos, which are located near Ballston in Arlington VA. She was wondering why properties here are so much cheaper than other condo communities in surrounding expensive Ballston area.
Carlyn Place is a nice building in a great location, but properties there aren't as expensive as many other condos in this area for a couple main reasons:
- There are no in-unit washers and dryers in the Carlyn Place condos. Arlington has a lot of great condo communities that have community laundry rooms, but not washers and dryers inside each condo unit. Prices in these types of communities aren't as high as other Arlington condos that have in-unit washers and dryers.
- The condo fees in Carlyn Place aren't cheap (however, they do include all utilities). Condo fees generally depend on the square footage of a property, and they are higher for two and three-bedroom units than for 1-bedroom units. Condo fees are higher in buildings where all utilities are included in the fees.
