
Evaluating over your home inspection list is one of the most important stages of purchasing a home in Northern Virginia. After your home inspection, your inspector will present you with their report. Any home that isn’t new construction will usually have a fairly long list of issues that comes up (deferred maintenance items, if nothing else), and the key is to be strategic in your selection of items to negotiate with the seller to fix.
Understanding Your Home Inspection List
Items that are costly to fix sometimes come up on the home inspection list, but it’s a lot more rare to have major issues come up (i.e. foundation or other structural problems). In most cases, an agreement can be reached to have the seller address many of the issues that are most important to you. Sometimes a seller has the items fixed, and sometimes they agree to give you a certain amount of cash at settlement in lieu fixing the items.
Most sellers are more willing to address the more significant items that relate to safety hazards and basic living items. The important thing to remember is that unlike when you rent an apartment, home sellers don’t feel the need to make the property immaculate and free from virtually all deferred maintenance items before you move in.
