If you’re looking for Random Hills condos for sale, my market analysis in this blog post will be a good resource for you as you consider what you’re willing to pay. I recently did this analysis for a buyer client who is considering buying a condo in Random Hills. The condo he is interested in is a 2 bedroom, 2 bath unit priced at $339,900.
Currently Listed Random Hills Condos for Sale
For the market analysis, I pulled up some recent comparable sales of Random Hills condos. Inventory is usually pretty low here, so there are the only two 2BR/2BA condo sales from the last six months:
- 4144 Fountainside Ln. #202 – originally listed at $295,000 and closed on September 30, 2013 at $287,500 with a $3,000 seller subsidy.
- 4140 Fountainside Ln. #D202 – originally listed at $280,000 and closed on October 31, 2013 at $280,000 with no seller subsidy.
As you can see, the highest priced sale of a 2BR/2BA condo in Random Hills in the last few months was 4144 Fountainside Lane, #202. The condo in Random Hills that is currently priced at $339,900 is completely remodeled, and has more upgrades than either of the two comparable sales. It’s also an end unit, which adds value because of the increased privacy. However, it still appears to be significantly overpriced, which is probably why it’s not selling. (It has been on the market for 69 days – the average number of days on the market for condos in this area of Fairfax was 43 days in December). Another important point is that it’s currently a less active time for condo listings now versus when these other condo sales closed. Other buyers are looking at this same data of recent sales of Random Hills condos, and they aren’t likely to think that this listing’s upgrades are worth over $50,000 more than 4144 Fountainside Ln. #202. Buyers will most likely wait for this one to drop its price. I would estimate its value to be somewhere between $310,000 and $325,000.
