I recently prepared this analysis for some clients who are considering purchasing a condo in Summerridge, a beautiful garden-style condo community, in Reston, Virginia. My clients are interested in purchasing a 2 bedroom, 2 bath condo priced at $250,000.
Currently Listed Summerridge Condos for Sale
I researched comparable sales in the Summerridge condo community over the last six months and found three closed sales. Since my clients are interested in purchasing this Summerridge condo as an investment property, I also researched recent rental activity and found three closed rental transactions in the same time period. To give you an idea of the other currently active listings in the Summerridge condo community, there’s a 1 bedroom, 1 bath condo for sale priced at $230,000, a 2 bedroom, 2 bath condo for rent priced at $1,600 per month, and a 1 bedroom, 1 bath condo for rent priced at $1,325 per month.
Here are the recent sales of 2 bedroom, 1 bath Summerridge condos in the last six months:
- 11727 Summerchase Cir. #B closed at $250,000 with a $2,500 seller subsidy on August 28th. This one is probably the most comparable to the unit that my clients are interested in - it's very nice, but has no hardwood floors, no granite countertops, or any other major upgrades.
- 11710B Summerchase Cir. #1710-B closed at $250,000 on August 5th. This one had hardwood or pergo floors and upgraded countertops.
- 11719C Summerchase Cir. #1719-C closed at $239,900 with a $3,000 seller subsidy on September 20th. This one had some upgrades, including hardwood or pergo floors.
